17.60.020 Nonconforming recorded lot.

A. Definition. A nonconforming recorded lot is a tract of land, designated on a duly recorded subdivision plat, or by a duly recorded deed, or by other lawful means, which has less than the minimum lot area or width or other dimension prescribed for the particular zone in which it is located, and which met the lot area, width or other dimensions for the zone in which it was located at the time of such recording, but was made nonconforming by this title. If a tract of land which is entitled to a building permit under the terms of this title, either as a conforming lot or as a nonconforming recorded lot, is reduced in size by the acquisition of a portion of the tract for public purposes by village, county, state or federal officials, the remainder of the tract shall be a legal nonconforming lot, whether such acquisition was by negotiation or condemnation.
B. In any zone, notwithstanding limitations imposed by other provisions of this title, a principal building and appropriate accessory building may be erected on any single recorded lot at the effective date of adoption, or amendment of this title. This provision shall apply even though such lot fails to meet the requirements for area of width, or both, that are generally applicable in the zone provided that yard dimensions and other requirements not involving area or width, or both, of the lots shall conform to the regulations for the zone in which such lot is located unless otherwise provided herein.
