Title 16 SUBDIVISIONS*
Chapter 16.04 GENERAL PROVISIONS
16.04.020 Policy.
A. It is declared to be the policy of the village of Metamora
to consider the subdivision of land and the subsequent development of the
subdivision plat as subject to the control of the village for the orderly,
planned, efficient and economical development of the village.
B. Land to be subdivided shall be of such a character that it
can be safely used for building purposes without danger to health or peril from
fire, flood or other menace, and lots shall not be sold until provisions have
been made for public facilities and improvements and proper provision has been
made for drainage, water source identification and distribution methods,
sanitary sewage collection and treatment and other capital improvements such as
parks, recreational facilities, transportation facilities and traffic
improvements.
C. The existing proposed public facilities improvements shall
supplement and facilitate the enforcement of the provisions and standards
contained in the village’s building code, minimum housing and living
standards code, zoning ordinance, official map and comprehensive plan.
